Buckhead Is Atlanta: What That Means for Schools, Taxes and Services

Buyers new to the area sometimes think of Buckhead as its own town. It isn't. Buckhead has been part of the City of Atlanta for more than 70 years, and that shapes almost everything about owning a home there.

How it joined the city. Buckhead voters turned down annexation in 1947. In 1952, state legislation expanded Atlanta's boundaries and brought Buckhead in. Today it makes up roughly the northernmost fifth of the city and includes 43 neighborhoods.

The Buckhead City effort. A push to split off as a separate city revived in late 2021. Bills were tabled in 2022, and in 2023 the Georgia Senate rejected the cityhood bill, SB 114, by a vote of 33 to 23. Buckhead remains part of Atlanta.

Schools. Atlanta Public Schools serves Buckhead through the North Atlanta cluster, including North Atlanta High School and Sutton Middle School, with several elementary schools feeding in. As always, verify the zone for the specific address with APS.

Taxes and a new exemption. Buckhead homeowners pay City of Atlanta, Atlanta Public Schools and Fulton County rates. Fulton County held its 2026 rate at 8.87 mills. New for 2026, Fulton assessors automatically apply an additional exemption for homeowners in the APS area who already have a basic homestead exemption. Applications for Fulton exemptions are due April 1.

Getting around. Buckhead has three MARTA stations: Lindbergh Center and Buckhead on the Red Line, and Lenox on the Gold Line.

Take it from Mary: if you're closing on a Buckhead home this year, file your homestead exemption by April 1 so you're in line for both the basic and APS-area exemptions next year. See the Buckhead area page.
